 Building Energy Act: What will change from January 2024?  


At the beginning of 2024, the controversial Building Energy Act, or GEG for short, will come into force. It brings with it a number of changes that affect new buildings as well as existing buildings. For new buildings in new development areas, the heating solution must generate at least 65 percent of the heat output from renewable energies from January 1, 2024. This requirement can be met by a heat pump, solar thermal energy or by connecting to the district heating network as well as hybrid heating systems. Outside of new development areas, this requirement will not come into force until 2026, in smaller municipalities in 2028.


The 65 percent rule also applies to the renovation of existing buildings. 

However, the use of biomass heating systems, biomethane or biogenic liquefied petroleum gas is also permitted here. Gas heating systems meet the new requirements of the GEG if at least 65 percent of the fuel comes from renewable sources.


The new GEG also sets transitional periods and deadlines for the conversion of existing heating solutions. For example, heating systems that work exclusively with fossil fuels and were installed before 2024 may still be operated until 31 December 2044. Conversion or retrofitting is therefore not necessary. In the event of a defect, repair is permitted.
